Canyon sits about 18 miles south of Amarillo on I-27, roughly a twenty minute run for us. It is the Randall County seat with roughly 15,000 residents, and it functions as two things at once: a small town with a historic downtown square, and a university town built around West Texas A&M.

The turnover problem

WTAMU serves close to 9,000 students. Those students live in apartments, duplexes, and single-family rental houses spread through town, and the entire rental market moves on the academic calendar rather than on normal twelve-month leases.

What that means practically is that Canyon has two hard turnover windows. Early May, when the spring semester ends and half the town moves out at once. And August, when everybody moves back in and landlords have a narrow gap to get units ready.

If you own rental property here, you already know those weeks are chaos. What surprises newer landlords is the condition. Student units generate a specific kind of leftover: mattresses nobody wanted to move, particleboard furniture that will not survive another relocation, mini fridges, futons, and a startling volume of bagged trash.

Book ahead of those windows rather than during them. Everybody in Canyon calls a hauler the same week, and the schedule fills.

Local knowledge that actually matters

The downtown square area has tight access. Some of the older streets and alleys around it were not laid out with a modern roll off truck in mind, and that is worth knowing before somebody schedules a drop and then cannot make the turn.
