Property Clean Outs in Amarillo, TX

Some jobs are too big, too heavy, or too personal to work through yourself. A clean out means we show up, empty the space, and haul everything off. You do not lift a thing and you do not make a single decision about how to get a couch down a staircase.

When you would rather just hand over the keys

A roll off rental assumes you are going to do the loading. That is the right call for a lot of jobs.

A clean out assumes the opposite. We bring the labor. We go in, we carry it out, we load it, and we haul it off. From a single garage to an entire house, the point is that the heavy lifting stops being yours.

People call us for a clean out when the job has one of three things going on: it is physically too much, there is too much of it, or nobody in the family has the heart to do it.

What we clear

  • Estates. After a death in the family, when a house full of sixty years of belongings has to be emptied on a timeline nobody chose.
  • Foreclosures and bank-owned properties. Whatever the previous occupant left, cleared so the property can go to market.
  • Garages, sheds, and shops. The ones where you cannot see the floor anymore.
  • Storage units. When the monthly fee finally outgrew whatever is inside.
  • Hoarding situations. Handled without judgment. More on that below.
  • Rentals and move-outs. Turnover work beyond what a normal cleaning covers.
  • Barns and acreage. Especially out toward Bushland, where outbuildings collect decades of equipment and scrap.

Estate clean outs, handled carefully

This is the version of the job that is not really about hauling.

When you are emptying a parent’s house, the problem is rarely the physical work. It is that every drawer has something in it that might matter, and you are making a hundred decisions a day while grieving.

What helps: decide in advance what categories are being kept, and let us handle everything outside those categories. Photos, documents, jewelry, and anything with a name on it should come out before we start. Tell us the rooms or the items that are off limits and we will not touch them. Everything else we clear.

We are not an estate sale company and we do not appraise anything. If you think something has value, get it looked at before we come. Once we haul, it is gone.

Hoarding clean outs

We do these and we do them without commentary.

If you are calling about a family member’s house, know that the volume usually surprises people, including the family. Plan for the job to take longer than it looks and for the estimate to be a conversation rather than a number off a photo.

If you are calling about your own house, you should know we are not going to make you feel bad about it. The truck shows up, the work gets done, and that is the entire transaction.

Two practical notes. First, tell us before we start if there is anything that must be found and kept, because in a heavy-volume clean out we cannot un-haul something later. Second, if there are biohazard conditions, animal waste in quantity, or structural problems, say so on the phone. That changes what the job needs and it is better known upfront than discovered at the door.

How is a clean out different from a dumpster rental?

The difference is who does the loading, and it is the only difference that matters.

With a roll off rental, we deliver a container and leave. You fill it over hours or weeks, at your pace, and we come back for it. Cheaper, slower, and entirely on your shoulders.

With a clean out, we bring people. The space gets emptied in one go and you do not touch any of it.

Plenty of jobs use both. A long renovation might get a container on site while a separate clean out handles the garage nobody wants to deal with.

If the property is a rental and the mess belongs to a former tenant, eviction haul offs is the more specific service.

What we cannot take

The same list that applies to any container job. Keep these out and flag them to us if they are on site:

  • Hazardous chemicals, pesticides, and solvents
  • Liquids, motor oil, and antifreeze
  • Paint and thinner
  • Propane tanks and aerosol cans
  • Tires, car batteries, and asbestos
  • Appliances with Freon in them, which need to be handled before disposal

Old houses and old shops tend to have some of this sitting on a shelf. It does not stop the job. It just needs to be set aside and dealt with correctly rather than thrown in with everything else.

How the day goes

Walkthrough first. Either in person or by photos and a phone call. We need to see volume and access before anybody can tell you what the job takes.

We agree on what stays. Rooms, items, categories. Written down if the job is large.

Crew works the space. Room by room, out to the truck.

We haul it off. It goes to the landfill or to the appropriate facility.

You get the space back. Empty, swept up, and usable.

Where we work

Plus the surrounding Panhandle inside roughly a 30-mile radius of Amarillo.

How do I get a price on a clean out?

Volume drives everything, so a photo is worth more than a paragraph. Call or text (806) 290-0166 with a few pictures of the space and we will tell you what we are looking at.

For bigger jobs we would rather come see it. That is free and it produces a number you can actually rely on instead of a guess that changes on the day.

Send us the details here if you would rather start in writing.
